Selling acreage or a lot can offer a whole new set of
'getting ready' guidelines. While most properties for
sale are ones that are 'all natural', you may find a little
bit of work can bring in a lot of results.
- Put
up a lawn sign, and if your property is off a side street
then you need to have 'Property for Sale' arrow signs.
Also keep the lawn sign on a tree at 'eye level' or slightly
higher and replace it if it breaks or fades.

Mark the corner or dimensions of the property with some
sort of colored weather proof tape. This is important
of its beside other empty lots, backs onto green property
or is not fenced. If there is housing all around then
this is irrelevant.
- Clear
some area for buyers to walk through.
- Keep
garbage cleaned out of the ditch.
- If
the land needs septic then you'll sell faster with pre-approval.
Same goes with water, hydro or other services.
Just
like selling a home, first impressions can make a difference.
While some buyers have the capability to see a 'diamond
in the rough', a lot of 'spouses' do not often share the
same view.
Here's an example: Terry and Gerry take a Sunday
drive to look at a piece of property they think may be
perfect. Upon arrival there is no lawn sign, so they have
to guess which property it may be. There are no markers
showing where the property starts or ends and the area
is so over grown in thorns that they can not walk the
property for ideas of building the home they want. While
Terry is happy to see the potential, Gerry is a bit frustrated
that the 'perfect' lot looks like a piece of bush and
would rather keep looking around.
Let's take another look: Terry and Gerry take
a Sunday drive to look at a piece of property that they
think may be perfect. Upon arrival there is a bright,
easy to read simple lawn sign that says:

The
property lines are also marked with orange 'surveying'
tape on some of the bushes and the owner has taken a day
to clear a path to walk around the perimeter of the property.
